    The City of Langley is a compact, walkable city of about 30,000 people at the heart of the Langley area in the eastern part of Metro Vancouver. Known locally as Langley City, it has a revitalized downtown along Fraser Highway, leafy parks along the Nicomekl River, and a busy shopping and entertainment hub, and it will soon be the eastern end of the SkyTrain Expo Line. Langley City is a separate municipality from the much larger Township of Langley, which surrounds it on three sides.

    The City of Langley sits on the traditional and unceded territories of the Katzie, Kwantlen, Matsqui and Semiahmoo First Nations.

    History of the City of Langley

    Before the city

    The prairies, forests and rivers of the Langley area have been home to Stó:lō and Coast Salish peoples, including the Kwantlen, Katzie, Matsqui and Semiahmoo, for thousands of years. The Nicomekl River, which runs through the city, was part of an important canoe route linking the Fraser River to Boundary Bay.

    Langley Prairie

    The Hudson's Bay Company built Fort Langley on the Fraser River in 1827, a few kilometres north of today's city, and farming spread across the open prairie to the south. The crossroads where the main roads met, once known as Innes Corners, grew into the small town of Langley Prairie. The BC Electric Railway's Fraser Valley interurban line, which opened through the area in 1910, made Langley Prairie a local shopping and service centre for surrounding farms.

    Becoming a city

    As the town centre grew more urban than the surrounding farmland, residents voted to separate from the Township of Langley, and the City of Langley was incorporated on March 15, 1955. The city grew as a regional shopping hub, with the Langley Bypass and its big-box stores and malls nearby.

    Recent decades

    In recent years Langley City has focused on revitalizing its downtown, adding apartments and new public spaces such as McBurney Plaza, and preparing for SkyTrain. Construction began in 2024 on the SkyTrain extension from Surrey, which will end at Langley City Centre Station at 203 Street, and the city is planning a new transit-oriented downtown around it.

    Geography of the City of Langley

    Langley City is a small, mostly flat city in the Nicomekl River valley. The Township of Langley borders it on the north, east and south, and the City of Surrey lies to the west. The Nicomekl River and its floodplain run through the southern part of the city, creating a green corridor of parks, wetlands and trails. Fraser Highway, the Langley Bypass and Glover Road are the main roads through the city.

    Langley City has a mild oceanic climate. Being farther inland than Vancouver, it has slightly warmer summers and cooler winter nights, with occasional frost and snow, and a little less rain than the North Shore.

    Urban Planning in the City of Langley

    Langley City's Official Community Plan prepares for SkyTrain by allowing taller, denser buildings around the future Langley City Centre Station and along Fraser Highway, while keeping lower-scale housing in established neighbourhoods. Priorities include a vibrant, walkable downtown, more rental and affordable housing, protecting the Nicomekl floodplain, and improving walking and cycling routes. The city has added public spaces such as McBurney Plaza and new parks as part of downtown renewal.

    The 2021 census counted 28,963 people in the City of Langley, up about 12% from 2016. Langley City has a mix of young adults, families and seniors, and a high share of renters compared with the surrounding Township. About a quarter of residents were born outside Canada.

    English is the main language for most residents. Other common languages include Punjabi, Tagalog, Korean, Mandarin, Spanish, German and French.

    Christians make up a large share of residents, including Catholic, Protestant and Evangelical churches, and a large share reported no religion in 2021. There are smaller Sikh, Muslim, Buddhist and Hindu communities.

    Langley City is an inclusive community, with Pride events in the Langleys, inclusive programs at the library and recreation centres, and local support organizations. Most of the region's queer nightlife is in Vancouver.

    Homelessness in the City of Langley

    Homelessness in the City and Township of Langley is counted together as "the Langleys." Langley has one of the higher numbers of people experiencing homelessness outside Vancouver and Surrey, and much of it is visible in Langley City's downtown, where many shelters and services are located. The city works with the province, BC Housing and local non-profits on supportive housing, outreach and an integrated support team that helps people move from the streets into housing.

    City of Langley Economy

    Langley City is a regional service and shopping centre. Retail is concentrated along the Langley Bypass and Fraser Highway, and Cascades Casino Langley is a major entertainment venue. Health care, education (including Kwantlen Polytechnic University's Langley campus), professional services, restaurants and light industry are other important employers. Many residents also work in nearby Surrey and the Township of Langley. SkyTrain is expected to bring new investment, offices and housing to the downtown.

    City Government, Mayor and Council

    Langley City is governed by a mayor and six councillors, all elected city-wide for four-year terms. Voters also help elect trustees to the Langley Board of Education (School District 35), shared with the Township. City Hall is at 20399 Douglas Crescent.

    Langley City is in the federal riding of Cloverdale–Langley City and the provincial riding of Langley-Willowbrook. Metro Vancouver provides regional services, and TransLink runs transit.

    Policing and Crime in the City of Langley

    Langley City is policed by the Langley RCMP detachment, shared with the Township of Langley, and Langley City Fire Rescue Service provides fire protection. Most reported crime is property crime, concentrated around the downtown and the commercial corridors.

    Langley City has no military base. The Royal Canadian Legion is active locally, and Remembrance Day is marked each November 11 at the city's cenotaph.

    Driving

    Fraser Highway, the Langley Bypass (Highway 10) and Glover Road are the main roads. Highway 1 runs just north of the city through the Township.

    Cycling and walking

    The Nicomekl River trails and floodplain parks offer pleasant walks, and the SkyTrain project includes new multi-use paths along Fraser Highway. Downtown Langley City is compact and easy to explore on foot.

    Schools and Colleges in the City of Langley

    Langley City is part of the Langley School District (School District 35), which also serves the Township. Schools in the city include Langley Secondary School, H.D. Stafford Middle School and several elementary schools. Kwantlen Polytechnic University's Langley campus is in the city and is known for its horticulture, agriculture and trades programs. Trinity Western University is nearby in the Township.

    Langley City runs the Douglas Recreation Centre, the Timms Community Centre, the Al Anderson Memorial Pool at City Park and many sports fields. The wider Langley area has strong hockey, lacrosse, baseball, soccer and rugby programs, and the Langley Events Centre in the Township hosts the Vancouver Bandits basketball team, the Vancouver Giants WHL hockey team and many sports events.
